This won't be a long theorie, but I believe it's a good one. It only covers one of the aspect of Lost, but a pretty important one. That being said, I won't eb able to go into much details, cause it would be impossible....or pure speculation.
So, what's the island really? Well first of all, I don't think it's an island.
DarkUFO crowd:"whoa! That's pretty far out Ben! I mean...it is an island."
Well DarkUFO crowd, how can an island move? It's part of the Earth. It goes all the way to the bottom of the ocean. Now to move, it would have to be dislodged from the bottom of the ocean and then it would have to fix itself on the ocean floor at it's new location...yeah...so unless it has little legs, I don't think it's even possible for Lost. It would cause a much bigger wave than we've seen in the end of season 4.
I say that the island is like an iceberg. It floats in the water.

.......Damn! Well....uh....the cable Sayid found near Rousseau's camp! HA! (ok, weak point of the theorie, still...)

Well(whoa, hard crowd), the island is somekind of time traveling ship. Or just a ship that has the possibility to move in time.
Note that I said that it's SOMEKIND of ship and not a spacecraft.
The ship's mission is to be (and this is pure speculation)a fail safe for the human race if all goes bad.
It could come from the future, made by those who are experiencing THE END OF THE WORLD.
Or it could be built by an ancient and advanced civilisation who experienced the END OF THE WORLD, or prophecised it...
