Many years ago, Dharma discovered that the island has strange magnetic properties that caused the island to be "invisible" to radar. They then made a deal to purchase the island from the government that owned it at the time.
That allowed Dharma to conduct their experiments in private, without the interference of international law.
As the Dharma experiments started to wind down, they found little use for the island, so they sold it to a biotech/pharmaceutical company (the others). Dharma left the people that were on the island there, so there was no need to try and keep them quiet about the experiments and activities should they be brought back to the mainland.
The others bought the island for the same reason; they could conduct any kind of experiment and be free from international law. For this same reason, they do not want people to leave, as they would risk blowing their cover about the fertility and any other experiments that are going on.
As the others were exploring the island, low and behold they found that there are still Dharma inhabitants, however they are living underground. The Dharma group built and control most of the wackiness of the island (including the smoke monster - hence we see it from underground) and the others are trying to continue to live while keeping the Dharma group at bay.
Anyway, just random thoughts. =)
